All of our listings are also featured on the local multiple listing service, dozens of domestic & international real estate websites, and real estate magazines.

We also have a unique program called Pinnacle geared towards helping our clients prepare their home for sale. From major renovation projects to simple cosmetic fixes and professional staging, an elite design team will help elevate every aspect of your home to make it market-ready and all costs can be deferred until closing. All our properties are also given a free limited home warranty for the duration of the listing period.

Buying Your Home

Everyone has to start somewhere and it’s always in your best interest to buy a home with the help of experienced real estate professionals that advocate for your best interests. If we represent you as a buyer, we will only represent you in that transaction. As a buyer, our services don’t cost you anything because the sellers of your future home pay all the commissions. Here’s your first free tip: Unless you plan on paying with all cash, the first step in the buying process is to get pre-approved for a mortgage, so to get ahead of things you can start by gathering your last two tax returns, W2’s, 1099’s, pay stubs, and bank statements.

Mail campaigns to find off-market homes for buyers have also been a great source of success for our clients. Through our network and other methods, in times of low inventory we have been very successful with helping our clients purchase properties that aren’t publicly listed. Identifying off market homes can take a little more time, but for our clients who like to plan or have flexible moving timelines, this can be a great alternative to the traditional method using the multiple listing services. This is often a great option for our clients that are looking to purchase a new home and concurrently sell their current home, as off-market transactions can offer more flexibility for all parties involved.

Renting to Own

Homeownership can be a significant step in life for many people and has numerous benefits over renting. We do generally advise our clients to not buy unless they are planning to own the property for at least 5 years. If you are not sure that you can commit to 5 years but still want to purchase, then renting to own might be a good short term solution for you when purchasing your first home. We have partnered with a company that will purchase a home that you select and rent it back to you. This allows you to rent the home for up to five years with a no-obligation option to purchase the home at a predetermined price. Seniors in Transition

It can be a stressful process transitioning from one’s home into an assisted living, nursing, or memory care facility. Selling your home shouldn’t add to that stress. Unfortunately, many people have to deal with estate sales at some point in their life and over the years we’ve encountered more than our fair share of estate sale transactions. These situations and transactions have several added complications that make them a bit different than a normal home. We know that these can be very difficult for families and administrators, so it is our goal to take as much burden and stress off of grieving families as possible. We have teams of movers that we can coordinate to facilitate the removal and disposal or donations of home contents prior to sale. We also offer complimentary consultations for families that aren’t ready to sell their estate properties, we can refer excellent probate attorneys and help with determining back-dated property values for step-up purposes.

Luxury & Waterfront

There are often added variables involved in the purchase and sale of luxury or waterfront homes, and the process can be very different from your average home. It is important that you work with an experienced team of brokers for these high value transactions. All of our luxury listings are featured in our international Berkshire Hathaway Luxury Collection magazine, local luxury real estate magazines, and multiple websites that focus on high end properties. We also host multiple private waterfront listing tours from our boat each spring and summer.

The purchase and sale of commercial real estate is vastly different from a single family residential home. We have a dedicated team servicing our commercial clients, which range from individuals to institutional investors, REITs, and family offices. Our scope of experience covers a diverse array of asset types, including Land, Multi-Family, Hotel, Office, Retail, and Industrial properties. We are also active members of the Commercial Brokers Association and subscribe to Costar, the leading provider of commercial real estate data.

Land & Development

We can help from start to finish in the sometimes complicated land acquisition and development process. Purchasing unentitled land for residential or commercial purposes requires several levels of due diligence and the acquisition process can sometimes be drawn out for several months or years. After helping secure a property, we can continue to advise with the financing, entitlement, and development process, bringing in lenders, surveyors, architects, engineers, project managers, and contractors. We also have strong relationships with a number of builders and developers, and can help connect you with a buyer if you are looking to sell or subdivide a property that you own.

International

Over the years we have helped clients from around the globe purchase property in our area. Our most notable international transactions came during the influx of purchasers from Hong Kong in the late 1990’s and the more recent surge in buyers from mainland China in the 2010’s. Our team and network of agents speak several languages, and while we recommend seeing a property in person before closing on a purchase, we have the technology and tools to allow buyers to view every corner of a home while abroad without ever stepping foot on the property. Through our affiliation with Berkshire Hathaway, years of networking, and our membership in various associations, we’ve built relationships with real estate professionals around the globe and can help you sell or purchase property almost anywhere in the world.
